ASSISTANT SUPERINTENDENT

POSITION SUMMARY

Okland is looking for an assistant commercial construction superintendent with a history of success on challenging vertical construction projects with unique architectural design elements. The ideal candidate has consistently managed $5-$15M project scope while maintaining 3-week schedule, job cost, BIM, QC and safety. Previous experience managing self-perform concrete a huge advantage. ESSENTIAL DUTIES AND RESPONSIBILITIES

Supervision/Personnel

  • Supervises and schedules craft employees and/or other on-site company personnel. Assumes responsibility for productivity of crafts, efficient use of materials and equipment, and contractual performance of the project.
  • Mentors and encourages subordinate growth and development, and builds the morale of all project team members through positive reinforcement, feedback, etc.
  • Follows company hiring and dismissal procedures in accordance with Okland's corporate values and legal requirements.
  • Ensures employee time is submitted and properly coded.

Project Management

  • Ensures that all on-site personnel comply with project procedures, safety program requirements, work rules, etc. Documents all violations, notifies project management, and recommends and/or implements corrective actions as required.
  • Ensures everyone is using the most current drawings. Inputs all correspondence into the drawings (i.e., requests for information (RFI), architectural supplement instructions, etc.).
  • Ensures that the project site and construction activities are being constantly documented in writing and in photos.
  • Ensures job close-out procedures are followed, including the punch list, and verifies its completion.
  • Prepares for, attends, and represents the company in applicable meetings including, but not limited to, the following: job "kick off"; weekly project; monthly project manager-superintendent; monthly job review; owner-architect; and management report (upon request).
  • Ensures RFI's are created with the assistance of the project manager, and follows up to ensure all answers from the design team have been incorporated into the project; also follows up to ensure they have been distributed to all subcontractors and that accurate records are kept.
  • Coordinates with project team to ensure shop drawings are compliant with contract documents and other trade work.
  • Becomes familiar with and utilizes the designated project control and management software (e.g., Prolog, Vela Systems, Viewpoint, FTP, O drive, etc.)
  • Collects and ensures daily reports and weekly safety reports are complete and accurate.
  • Manages project action item list.
  • Participates as a design-build manager when required.
  • Markets the company to the owner and design team, and engages the business development department in pursuing future opportunities.
  • Seeks input from the staff on how to improve the process, project, company, etc.
  • Seeks to learn changes in the industry.

Schedule Management

  • Works with the project team to establish goals and develop accountability.
  • Manages project staging, access, hoisting, and vertical and horizontal movement of material and craft personnel.
  • Identifies schedule risks and plans of action, and keeps project manager up-to-date on risk exposures to add to the exposure log.
  • Ensures critical path method (CPM) schedule is accurate and updated frequently.
  • Assists in maintaining a digital 3-week rolling schedule to be reviewed with subcontractors.
  • Updates master schedule on a monthly basis, and makes certain the owner and architect understand it.

Financial Management

  • Reviews established budget estimate and bid and assists the project manager, estimator, and job cost accountant with setting up the proper codes and organization of the job cost report.

Subcontractor Relations

  • Coordinates subcontractor and vendor deliveries to ensure timeliness and efficient placement on site.
  • Holds and conducts weekly subcontractor meetings and on-site safety orientation meetings.
  • Gives input, when requested, to the project manager in the creations and/or modification of accurate subcontract agreements or purchase orders. Reads the contracts to know subcontractors' contractual obligations.
  • Keeps records of project documents and ensures subcontractors keep "as-built" drawings up-to-date.

Job/Site Setup

  • Oversees the commissioning and start-up of project systems.
  • Begins dialogue with officials from day one of project and works closely with city officials in requesting and coordinating applicable inspections.
  • Confirms that building and/or site was laid out correctly when layout crew performs initial layout.
  • Mobilizes and secures the site; also puts in place safety measures associated with the signage.
  • Assists and maintains a storm water program policy plan and dust control is in place at the onset of each project, that the notice of intent has been filed, and that the plan is maintained.
  • Manages all jurisdictional inspections and secures building occupancy certificates.
  • Regular, timely, and predictable attendance is required for this position.
  • Performs other duties and responsibilities as assigned.

ADDITIONAL DUTIES AND RESPONSIBILITIES

  • Ensures all warranty issues are identified, documented, and resolved in a timely manner.
  • Visits each project site prior to the commencement of construction, and video records all areas that might by impacted by the construction.
  • Accompanies any injured Okland employee to the care facility, and follows up with them on any subsequent visit to the care provider.
  • Coordinates with the project manager to manage the change order process by being aware of potential cost impacts, promptly submitting changes for self-performed quantities, and estimating schedule impacts to each change order.
  • Coordinates with the project team to develop the meeting agenda, maintain meeting minutes, and distribute the meeting notes, with all activities being reviewed by the superintendent.
  • Inspects supplier warehouses when payment for stored materials is being requested.
  • Coordinates with the project team to create and maintain the project directory.
  • Assists the project manager with the preparation and review of monthly pay applications.
  • Assists the project manager in the job closeout process by doing the following: start process Day 1 of project; finish final completion within 30 days of substantial; obtain final payment within 60 days of substantial; settle subcontractors financially within 30 days of substantial; and assist the project manager and superintendent to administer and track completion of punch list promptly.
  • Assists the project manager in acquiring information for the project status report.
  • Ensures all purchases, orders, and invoices are properly coded and administered according to Okland's policy.
  • Manages rental and Okland's equipment by ensuring proper maintenance, swift return to vendor, regular inventory, proper use, and obtaining a rent-to-own agreement on rental equipment.
  • Ensures all force account work, back charges, and scope changes have proper signatures and approvals.

EDUCATION/EXPERIENCE REQUIREMENTS

  • Bachelor's degree or 3 to 5 years of related experience working on commercial construction projects; or equivalent combination of education and experience.

KNOWLEDGE, SKILLS, AND ABILITIES REQUIREMENTS

  • Extensive knowledge of established construction and maintenance practices, procedures, and techniques as well as applicable local, state and federal building codes.
  • Familiarity with a wide range of equipment and tools and proficiency in skilled construction, maintenance, and repair tasks.
  • Advanced understanding of construction scheduling and cost control.
  • Ability to interact and communicate effectively with customers, vendors, and employees at all levels of the organization.
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
  • Ability to effectively lead and manage teams.
  • Thorough and attentive to details; extremely organized and able to prioritize and multitask.
  • Ability to proactively plan for any risks and activities to help meet or exceed the deadline.
  • Ability to solve practical problems and deal with a variety of concrete and abstract variables in situations where only limited standardization exists.
  • Ability to maintain confidentiality and professionalism in the workplace.
  • Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to read and comprehend complex instructions, correspondence, memos, blue prints, contract document specifications, construction drawings, and CPM schedules.
  • Possess strong computer skills; proficient in MS Excel, MS Word and MS Outlook.

The employee must also occasionally lift and/or move up to 50 pounds. Specific vision abilities include close vision and color vision. The employee is also required to frequently inspect the project and will be exposed to ongoing construction and various weather conditions, including rain, sleet, snow, wind, and heat. The noise level in the work environment may range from moderate to loud. Will likely be required to operate a rough terrain forklift, and will spend long hours on their feet on uneven surfaces.
